The Big Short series delivers clear data on Dubai real estate trends, sparking informed debate across the community and reaching 1.7 million views as Episode Five arrives on November 25th
Since its launch The Big Short series has aimed to provide clarity in a market where headlines may not tell the whole story. Our purpose has always been to offer transparent analysis supported by data and to enable open informed discussion within the Dubai real estate community. The response has exceeded every expectation. Episode Four has now reached over 1.2 million views and the series has generated over 1.7 million views across the first four episodes. These numbers reflect more than audience interest. They show a collective appetite for accuracy accountability and genuine insight.
We are grateful for the engagement the debate and the trust placed in this work.
A Look Back Episode One
The series began in May 2025 with an examination of early shift indicators. We reported on slowing sales rental softening and the first signs of excess supply entering the pipeline. These were subtle but important changes in market behaviour and they provided the foundation for what followed.
Episode Two Supply Momentum Builds
Our second instalment demonstrated how supply acceleration together with an exceptional volume of off plan launches confirmed the early signals. The data made clear that the market was entering a more balanced stage with future inventory expanding at a pace that required careful monitoring.
Episode Three The Free Fall of Long Term Rentals
In Episode Three we focused on outcomes being felt on the ground. Cooling rents a visible rise in defaults increased pressure on household incomes and growing affordability challenges. These developments illustrated that the shifts were not theoretical but were already influencing residents buyers and the wider economic environment.
Episode Four Identifying the Breaking Point
Episode Four presented some of the most defining insights to date. We highlighted slipping values in certain segments notable oversupply in one bedroom stock and declining activity in the secondary market. The episode struck a chord with both industry professionals and the public which is reflected in 1.2M views.
Dubai remains a resilient market but it is also a cyclical one. Recognising the turning points is essential for responsible decision making.
A Stronger Community Through Data
The success of The Big Short series demonstrates the value of open data led dialogue. Buyers are approaching decisions with greater scrutiny. Tenants are interpreting rental changes with more confidence. Agents and developers are actively engaging with the numbers and the community as a whole is becoming more informed.
Transparent conversation strengthens the market. The energy surrounding this series shows that Dubai is ready for it.
Episode Five Releases November 25th
The next chapter arrives soon.
Episode Five will provide the most comprehensive analysis so far including updated insights across sales performance rental trends supply growth handover timelines and the wider macro conditions influencing the months ahead.
With over 1.7M views already across the first four episodes this community continues to grow and evolve. We look forward to sharing deeper data and a clearer perspective as Episode Five launches on the 25th of November.
The Big Short series continues to bring transparency to a rapidly shifting market and we thank you for being part of the conversation.
