Dubai Real Estate Market Q4 2025
Dubai’s real estate market continues to expand, but the rate of growth has evidently moderated between Q4 2023 and Q4 2025. Transaction volumes rose from 31,062 in Q4 2023 to 47,181 in Q4 2024, representing year-on-year growth of 51.9%. By Q4 2025, volumes increased further to 53,475 transactions, but annual growth slowed sharply to 13.3%, meaning transaction growth is now running at around three-quarters slower than the previous year.
A similar pattern is evident in transaction values. Total market value increased from AED 89bn in Q4 2023 to AED 117bn in Q42024, a 31.2% year-on-year rise. By Q4 2025, transaction value reached AED 141bn, with growth easing to 20.4%, equating to a 35% slowdown compared to the prior year. This shift points to a market moving away from rapid post-boom expansion and towards a more measured, sustainable growth phase.
